Lease Purchase Program
Keller Williams Realty Success, LLC is proud to offer its Lease-to-Own Program that allows potential individuals and families (hence forth call Optionee) to choose the home THEY want and move in NOW. One of our Investors purchases the home selected by the Optionee. Both parties enter into a Lease Agreement as well as an Option Agreement. At the end of a 24 month period, the Optionee will have the option to purchase from the Investor the home they have selected at a pre-determined price spelled out in their Option Agreement.
Optionee Requirements:
- Submission of a Credit Application with follow up credit counseling, implementation of a Spending Plan and ongoing credit monitoring.
- Payment of a 3% Upfront Option Fee based on the future purchase price of their home.
- Monthly lease payments with a credit of 10-20% of monthly amount at closing.
- Participation in the cost of the Home Inspection.
How do our Investors participate? You help a new homeowner get into their home with all the amenities and tax advantages that conveys. You help them purchase the home they have selected that may well prove to be the best investment they will ever make.
Investor Benefits:
- 3% Upfront Option Fee received prior to the purchase of the Optionee’s home.
- Monthly lease income less 10-20% credited to the Optionee at closing.
- Return on Investment of 7-9% of the home purchase price upon sale to the Optionee .
The end result is a Win-Win program. Optionees love the program because they can select almost any home on the market, move into it immediately and live there while they repair their credit. Investors love it because it fills a huge void in the market. Everyone gets WHAT they want, WHEN they want it.
